Q 1: I do not have any past sales experiences. Can I still do sales?

A: Yes you can. Sales is a skill that can be learned and mastered. I am one good example. I started off without any sale experiences and slowly mastered the skills over time. Today, I personally felt that sales is one of the most fulfilling and rewarding job.

Q 2: I am always skeptical about sales jobs. Can this really be a career?

A: Sales has never been easy. You have to fine tune yourself mentally and psychologically to grasp the ins-and-outs of the ever-changing real estate landscape. With unwavering perseverance and strong will to succeed, real estate sales can become a very rewarding career with the right attitude and mentor ship. There are countless successful property agents, you could also be the next shining star! At the end, we only regret one thing in life, that is the chances we did not choose to take!

Q 3: Will there be any training provided?

A: Yes. ERA extends our comprehensive training to all new and existing agents on a regular basis. Training material covered include policy changes, market updates, industry trend analysis as well as unique sales techniques. My division also offers peer-to-peer coaching and personalized training sessions to accelerate your success!

Q 4: Is this a 100% commission-based career. Do I still receive a basic salary?

A: I am glad that you have read this far! Firstly, I would like to congratulate you for taking a couragous step closer towards success!

As this is a highly rewarding industry, effort and hardwork are paid off based on 100% commission! As such, we do not offer basic salary as you are worth more than paycheck!!!

Q 5: I am not highly educated. Can I still do well in real estate?

A: You only need to possess a minimum of 4 GCE ‘O’ Level passes (or WPLN assessments) and a RES certification to qualify. In real estate, the sky is your limit! You do not need to graduate from top university to earn your first bucket of gold! Be bold and be confident to step out of your comfort zone to succeed!

Do you know? Close to 20% of ERA monthly Top Achievers only have ‘O’ level & below qualification only! So don’t short-change yourself!

Q 6: I have plans to work as a part timer. I am a semi-retire/full time mother/retirees. Can I still join?

A: Real estate sales is a very flexible job. You work based on your own time. Here, I welcome all part-timers, retirees, full time mothers, retrenched personal and fresh graduated, etc.

Q 7: I am currently taking my RES course and would like to experience how it like been a housing agent. Are there any activities I can participate to be involved in sales first? 

A: Unfortunately, without a valid CEA licence you are not eligible to practice any real estate activities. However, there are some activities you may participate to get a “feel” of this industry. Please give me a call to find out more.

Q 8: What kind of support will I be receiving if I join you?

A: In addition to the one to one mentorship that I provided. You will be invited to join in my appointments, presentation to closing. I also provide small team training that cover financial calculation, social media marketing to investment techniques, etc. Btw, I am still actively in sales. So you can count on me for advises.

Q 9: I am still having doubts if I should give sales a try. Hearsay the turnover rates is pretty high.

A: Ultimately, if you never try, you will never know how this sales career will turn out to be. Do you want to be stuck in your current job and envy those that make it? Everyone can make it without any prior sales experience. (I was one of them) Give yourself some faith and let “time” be your judge. If you really fail, at least you can console yourself that you have tried.

Q 10: I am keen to become a housing agent. But I am not willing to put in so much effort to do cold prospecting. I prefer to do warm leads. Can it still be done? 

A: Yes, you can! As long as you have an uninterrupted supply of warm leads from friends and relatives. However, for the most of us who do not have such benefits. You may have to do cold prospecting. Cold prospecting is in the form of telesales, flyers, roadshows, internet marketing, etc. We are marketing agent and our job is to find prospects! The more you do. The luckier you become.

Q 11: Seriously… Why would you want to help me to succeed? 

A: I strongly believe I have much to share and am willing to help you to succeed! I t will reflect well on me too if you succeed.

However, it also take two hands to clap. You must be willing to learn and put in the time and effort to reap reap the fruits of your labor.

Step 1. Registration Criteria for New Salespersons

The registration criteria for a new salesperson are as follows:


  1. Must be at least 21 years old
  2. Must have a minimum of 4 GCE ‘O’ Levels passes or equivalent (WPLN assessment)
  3. Possess a pass in the Real Estate Salesperson (RES) exam or equivalent
  4. Be registered with only 1 licensed estate agent
  5. Must not be an existing licensee/Key Executive Officer of another licensed estate agent
  6. Must not hold a moneylender’s licence and not be an employee, director, or partner of a licensed moneylender
  7. Undertake mandatory continuing professional development of at least 6 hours a year
  8. Must be covered by a Professional Indemnity Insurance valid for at least one year from the commencement date of the registration
  9. Must not be in arrears with the Central Provident Fund (CPF) Board for Medisave contribution. Please click here to check if you have Medisave liabilities.
  10. Fulfil the fit and proper criteria under the Estate Agents ActCEA shall determine if the person is fit and proper for registration after considering all relevant facts and matters. In the circumstances listed below, a person shall not be fit and proper for registration, unless CEA determines otherwise:
    1. Where the person has been convicted of an offence involving dishonesty or fraud, or any offence under the Estate Agents Act
    2. Where the person has had a judgment entered against him / her in civil proceedings that involve a finding of fraud, dishonesty or breach of fiduciary duties on his / her part
    3. Where the person is an undischarged bankrupt or has made a composition or arrangement with his / her creditors
    4. Where CEA takes the view that a person is not fit and proper after considering any other relevant facts or matters

The annual registration fee per salesperson is $230. The application fee to register salespersons and to renew the registration of salespersons is $53.50 (inclusive of GST) per registration.

Step 2: Apply for the Real Estate Salesperson Course

CEA requires all new entrants to take a compulsory RES/REA exam preparatory course before taking the respective examinations. Please note that only courses provided by CEA Approved Course Providers will be recognized for licensing/registration purposes.


The Certificate of RES/REA Course Completion has a validity period of 2 years for the purpose of determining eligibility to take the RES/REA examination. Candidates are eligible to take the RES/REA examination within 2 years from the completion date of their RES/REA Course. Beyond the validity period, candidates will be required to attend and complete the RES/REA course again before they become eligible to take the RES/REA examination.


Applicants who have attained Level 5 and above for the Workplace Literacy and Numeracy (WPLN) assessment in these 5 components (Reading, Listening, Speaking, Writing and Numeracy) will be recognised in lieu of 4 GCE “O” level passes.

Step 3: Apply for the Real Estate Salesperson Examination

The RES examination is the entry level examination for new entrants who wish to practise as salespersons in the real estate industry. Under the new regulatory framework, one of the criteria for salespersons’ registration is the requirement to pass the mandatory industry examination. This is to ensure that new entrants to the real estate agency profession possess a basic level of competency and knowledge about the real estate agency industry and property related matters.


The RES examination is administered by CEA’s appointed examination administrator.


The schedule of RES examinations for 2018 is on the months of Feb, June and Oct 2018.


The RES examination fees is $246.10.


Passing mark for each examination paper is 60% and is subject to review by CEA.


Candidates who have taken the RES examination will receive an email notification from CEA’s appointed examination administrator informing them of their examination results 4 – 6 weeks after the examination.

Step 4: Register with ERA as a salesperson

Go to Picture Me photo studio ( to take a corporate passport size photo shoot.

Make an appointment with ME to go to ERA HQ @ Mountbatten Square to submit your application.


Please bring along your:

  • Original NRIC
  • Real estate & academic qualification certificate
  • Soft copy of your passport size photo
  • ATM card for some payment

ERA will submit on your behalf to CEA for your registration as a salesperson with ERA. CEA will take appropriate 4 to 6 weeks for the approve. Prior to the registration, it will be good to meet up with me for a one to one private discussion to find out more about the industry first.

New agents are required to pay Registration Fees of $463.50 first. ERA will pay you a $100 cash incentive. Subsequently, if you managed to achieve $10k -$20k income within 12 months from joining ERA. ERA will reimburse you $283.50. If you managed to achieve more than $20k income within 12 months from joining ERA. ERA will reimburse you $463.50.

*Joining Fee @ Registration $463.50 : $230 (2018 Reg Fee) + $53.50 (Admin Fee) + $180 (ERA Work Kit).
